One thing that most real estate agents don’t understand is how versatile the majority of lakefront buyers are. In my specialty as a waterfront buyer guide across most of Minnesota and the northwestern border of Wisconsin, I often work with buyers who want to look in areas like Alexandria or Willmar (approximately 2 hours west of the Twin Cities), and then end up selling them a lake home in Longville or McGregor (2 to 3 hours north, instead). In fact, that same buyer may also want to look toward Siren or Shell Lake, Wisconsin, as it is in their same drive time.
Also, lake cabin and vacation home buyers change their minds once they begin to see the types of properties available to them. A buyer who initially starts looking at $250,000 cabins within an hour or two of home, sometimes decides to buy a $500,000 lake home that they will retire to in a couple of years, and it may be three to four hours away instead. One of my buyers who was more interested in properties west of the Twin Cities just decided yesterday that they like the northwoods towards Park Rapids or Grand Rapids better, so we are now focusing there.
