Each year there are a lot of lake properties that go off the market without selling, generally between October and the end of December. This is more prevalent as you get further from the Twin Cities, as winter makes some lake cabin and vacation home areas difficult to access in popular waterfront markets like Brainerd, McGregor, Park Rapids and Grand Rapids. for instance. Also, many sellers don’t want to deal with the hassle of a winter sale.
Once the new year begins, sellers begin to think about getting their lake places listed once again, or for the first time, so you will see inventory steadily increase until about the end of June, and then drop off again as the best real estate gets scooped up.
I have found that lake home and cabin buyers that get out there in February and early March get very good deals in general, because sellers are anxious and they are not yet getting a lot of showings. They will tend to be more realistic when you are the only buyer they are seeing. Besides, you will have all summer to enjoy it!
